
When you contact us with your problem, the advice we give you will
be comprehensive and affordable. If you want us to do further work
for you, we will only charge you for the work we do and our fees
are fixed. We do not charge by the hour and so once you have received
a quote from us, we promise that we will stick to it. Once we have
done the work for you, we will contact you by e-mail and we will
not release the information or documents until you have paid us
for it.

you contact us with a problem, we will advise you on what options
you have available
to you and we will also advise you of
the consequences of pursuing any of these options. No matter how
complex the problem, we will charge you £40.00 for this service.
If we are not able to help you, we will advise you and we would
not expect a payment.

Following the advice we give
you, you may feel it necessary to write to your tenant, their
advisor or another body such as the
local authority. We can draft letters on your behalf and e-mail
them back to you for you to send. A well drafted letter which correctly
refers to the relevant law can often have more impact than any
other form of action.

There
are some occasions were you may need to serve legal documents
on your tenant which do not relate to eviction. For example, serving
a formal notice of rent increase. We can prepare such documents
on your behalf and e-mail them back to you for you to serve.

If you decide that
eviction is your only option, we can prepare a notice for you
to serve on your tenant. We are not able to serve
the notice ourselves, but
we can build enough time into the notices to ensure that they comply with the
court’s rules on the service and receipt of notices. We can also advise
you on how to serve the notice.

In the event that
your tenant does not move out after the service of a notice,
you will need to take proceedings in court to
secure possession of your property.
You should take any court action seriously but you do not need to panic. The
courts are well used to landlords representing themselves in court and most
hearings are simple and uncomplicated. It is important that any
summons is correctly drafted
and this is something we can do for you. We will also advise you on the information
you need to put before the court. Remember, court action is not cheap and you
will have to pay a fee* to the court to issue any proceedings.
